Description
The Senior Construction Project Manager (‘CPM’) reports to the Construction Operations Manager and is responsible for coordinating each new residential construction project based upon the Building Season Timeline and ensures each project being constructed by Habitat for Humanity of Omaha (‘HFHO’) is completed on-time and within its established budget. This position is accountable for new build scheduling, management and coordination, supply chain management, contractor bid management, building inspections and general oversight of multiple projects from start to finish.

Duties and Responsibilities:
Project Organization and Administration:
- Responsible for developing the annual Building Season Timeline.
- Schedules and coordinates internal construction staff and third-party contractors for the successful completion of each phase of home building projects.
- Ensures that each project remains on its assigned schedule and construction budget.
- Prepare forward-looking schedules and review projections with Construction Superintendent, Senior Construction Supervisors and contractors.
- Analyze blueprints and other building documents and collaborate with project engineering and design team to identify all building requirements.
- Ensures that any deficiencies or missing steps in building projects are remedied by internal construction staff and/or contractors within a timely period, so each project remains on schedule and within budget.
- Informs Construction Superintendent, Construction Operations Manager and Chief Construction Officer of any conditions that affect the Building Season Timeline.
- Collaborate with Senior Construction Supervisors to coordinate each building phase in conformance with established project plan and organize work for optimum utilization of construction staff, volunteers, equipment, material and supplies.
- Schedules relevant building and utility inspections, including coordinating the correction of red-tagged items for re-inspection as needed
- Identifies, evaluates and interviews potential third-party contractors and material suppliers, and recommends those which will be included in contract bidding process.
- Responsible for developing contractor and material supplier bid packages and coordinates bid and approval process with Procurement team.
- Documents contractor and supplier performance in shared file with other project management teams.
- Collaborate with Construction Superintendent, Senior Construction Supervisors, construction staff and contractors to resolve onsite challenges, issues and delays.
- Provide consistent and timely updates to each project schedule maintained within the project management system.
- Ensures each completed house is move-in ready.
- Other duties as assigned.

- Maintain good communication and relationships with all HFHO staff, departments, subcontractors, volunteers and partners.
- Engages in timely communication with Chief Construction Officer, Construction Superintendent, Senior Construction Supervisors, and construction staff on a regular and ongoing basis.
Bids and Cost Control:
- Provides accurate and timely estimate of work and/or material specifications to support negotiations with vendors, material suppliers, subcontractors and donors regarding quality, price and schedule.
- Collaborates with Procurement to solicit competitive bids from subcontractors, vendors, suppliers and contractors, and documents bidding process.
- Ensures subcontractors execute contracts (including safety compliance) and lien waivers for HFHO projects as appropriate via Buildertrend.
- Monitors the expenditures on each house and forecasts areas of cost overruns; and recommends alternatives to ensure each house remains on budget.
- Coordinates with Procurement returns and proper credit of unused material.
Building Standards and Plans:
- Assures compliance with relevant building standards and codes.
- Recommends changes in materials and construction methods as needed to increase efficiency.
Safety:
- Communicate and demonstrate project safety standards in accordance with HFHO policies and procedures and OSHA requirements.
Additional Duties:
- Assists Buildertrend Admin Group as needed.
Supervisory Responsibilities:
- This position will lead, coach and mentor Construction Project Managers and Construction Project Site Coordinators.
Quality:
- Coordinate the construction of each assigned project phase in accordance with HFHO plans, specifications, current edition of the IRC and accepted industry standards.
- Collaborate with HFHO staff to ensure all required paperwork and daily logs are completed in a timely and accurate manner.
- Build and improve HFHO image with subcontractors, vendors, homeowners, and the public.
- Recommend changes to enhance the quality of each project, reduce operating and maintenance costs, and improve scheduled completion dates.
Qualifications:
- A minimum of a college degree in construction management and/or project management; or high school diploma with relevant work experience.
- 3-5 years residential construction experience preferred.
- Strong attention to detail with ability to identify defects or overlooked steps in the building process.
- Ability to meet deadlines in a fast-paced environment.
- Experience and proven ability to coordinate multiple projects and tasks simultaneously.
- Capacity to collaborate with various internal and external parties in construction planning, scheduling, and management of new residential projects.
- Demonstrated computer literacy with MS Office and project management/scheduling system (Buildertrend or other construction related software, preferred).
- OSHA 30 certification preferred (If not currently attained, must agree to complete OSHA 30 training and achieve certification within six months of employment start date.)
- Ability to interpret construction documents is essential.
- Knowledge of construction methods and materials.
- Valid drivers license and excellent driving record.

Work environment:
This position will work both in an office setting and outside. While outside, the employee will be exposed to wet, hot, cold, and /or humid conditions. The employee must be comfortable safely climbing a ladder to a second level height. The employee frequently works near heavy machinery, power tools and saws. At times, the noise level may be very loud. The worksite terrain may be rough and uneven.
